Do I have to pay the estate agent?

No. The estate agent would be getting paid by their seller unless it is declared to you that as a buyer there is a buyer’s fee/ finder’s fee attached to the property.

Can you source properties that I cannot source myself?

Yes of course we can, at Black + Blanc we are in regular contact with clients looking. These include developers, individuals who wish to sell privately and not through a representative (estate agent) solicitors, distressed sales etc. We often informed of properties long before it hits the open market by estate agents, the time period before a client goes to the open market can often be between 3-6 months.

How do we get paid?

We get paid by you, the buyer, our client. We never accept fees or payments from any other party so you can be rest assured we are acting with complete honesty, transparency and integrity.

What happens if you cannot find a property for me?

It is highly unlikely that we shall not be able to find a property for you. Also, we would find it highly unlikely that you shall not be able to identify a property that you don’t like. In the rare scenario where we/you are not able to find a property, we shall retain the engagement fee of £499 + VAT. If and when we do source a property for you to purchase, we shall deduct the engagement fee from the monies saved fee of 10% + VAT of the purchase price.

How can you help me as a buy to let investor?

How long will it take you to find a property for me?

This all depends on how early you instruct us as a buying agent, on average we have helped our buyers find a suitable property to purchase in 8 weeks. The chain of a purchase/sale, conveyancing procedures and client’s positions can affect the number of days and months it may take to exchange and complete.
